Terms of Service

epBode Mobile Application

Welcome to epBode. By downloading, installing, or using the epBode mobile application or web dashboard (together, the “App”), you agree to be bound by these Terms of Service (“Terms”). The App is operated by EnrichPoint (“we,” “us,” or “our”). If you do not agree to these Terms, please do not use the App. These Terms supplement the general EnrichPoint Terms of Service; where the two conflict regarding epBode, these product-specific Terms control.

1. Acceptance of Terms

By creating an account or using any part of the App, you confirm that you are at least 18 years of age (or the age of legal majority in your jurisdiction) and agree to comply with these Terms and all applicable laws. If you are using the App on behalf of an organization or other person (e.g. as a property manager managing a portfolio for an owner), you represent that you have authority to do so and to bind that organization or person to these Terms.

2. Description of Services

epBode is a property management service for individuals managing one home or many. It lets you:

  • Track maintenance reminders and recurring tasks (HVAC filters, gutters, smoke alarms, pest control, etc.)
  • Log expenses, receipts, and budgets per property
  • Manage multiple properties including primary residences, vacation homes, and rentals
  • Share access with co-owners, family members, partners, or property managers via groups
  • Maintain a service history and timeline of upkeep across each property

We reserve the right to modify, suspend, or discontinue any part of the App at any time with reasonable notice.

3. User Accounts

To use the App you must register with a valid email address and password, or sign in via a supported third-party identity provider. You are responsible for maintaining the security of your account credentials and for all activity that occurs under your account. Notify us immediately at support@enrichpoint.com if you suspect unauthorized access.

4. User Content

“User Content” means everything you submit, upload, or post to the App — including property details, addresses, photos, expense entries, receipts, maintenance task descriptions, service history notes, and group messages.

Ownership and License

You retain ownership of your User Content. By submitting User Content, you grant EnrichPoint a worldwide, non-exclusive, royalty-free license to host, store, reproduce, display, and transmit that content solely for the purpose of operating, providing, and improving the App and sharing your content with the groups you choose.

Your Responsibility

You are solely responsible for your User Content. You represent and warrant that:

  • You own or have the necessary rights to the content you submit, including any photos and receipts
  • Your content does not infringe any third-party rights, including copyright and privacy rights
  • You have authority to share property information with the people you add to your groups (especially when those properties are jointly owned, leased, or rented)
  • Your content does not violate these Terms or any applicable law

Content Removal

We may remove or refuse to display any User Content that we believe, in our reasonable discretion, violates these Terms, is unlawful, or is harmful to other users or third parties. We are not obligated to monitor content but reserve the right to do so.

5. Acceptable Use

You agree not to:

  • Use the App for any illegal purpose, or to violate any law
  • Add property or personal information for someone without their permission
  • Share access with someone you have no legal authority to give access to (e.g. a tenant’s personal data without consent)
  • Post content that is hateful, threatening, harassing, or invasive of another person’s privacy
  • Impersonate any person or misrepresent your affiliation with any person or entity
  • Use the App for commercial solicitation, spam, or unauthorized advertising
  • Attempt to gain unauthorized access to the App, other accounts, or our systems
  • Reverse engineer, decompile, or interfere with the App’s operation
  • Use automated means (bots, scrapers) to access or interact with the App

6. Groups and Shared Access

epBode lets you create groups and share property data with other people you invite (co-owners, family members, contractors, property managers, etc.). When you add someone to a group, they gain access to the property data shared with that group, including expenses, maintenance history, and notes.

You are responsible for choosing who to add to your groups and what level of access they have. Removing a member revokes their future access, but does not erase information they may have already viewed or saved locally. You are responsible for any data you share with people who should not have access to it.

Group owners may remove members and modify shared content. We are not responsible for disputes between group members or for actions taken by anyone you have authorized to access your data.

7. Subscriptions and Payments

epBode offers a free plan and paid plans (Pro and Investor) that unlock higher limits and additional features. Plan details and pricing are shown at the point of purchase.

  • Free plan: intended for a single user with one property, one group, and one member. Includes maintenance task management.
  • Paid plans: billed through Apple App Store, Google Play, or Stripe (for web purchases). Pricing and renewal terms are shown before checkout.
  • Auto-renewal: Paid plans auto-renew for the same term unless cancelled at least 24 hours before the end of the current period, in accordance with the applicable store or payment processor’s terms.
  • Cancellation: You can cancel through your Apple, Google, or Stripe account settings at any time. Cancellation takes effect at the end of the current billing period. When the period ends, your account reverts to the Free plan and limits — properties, groups, or members above the Free limits become read-only or hidden until you upgrade again.
  • Refunds: Refunds are handled according to the policies of the store or processor through which you purchased. We do not issue refunds directly for store-processed purchases.
  • Admin grants: An EnrichPoint administrator may grant a paid plan to your account for a specified duration without charge (for trials, beta access, or support resolution). When the granted period ends, your account reverts to the Free plan.
  • Changes: We may change subscription pricing or features with reasonable notice, effective at the next renewal.

8. Not Financial, Tax, Legal, or Insurance Advice

epBode is a record-keeping tool. The expense tracking, budget, and maintenance features are provided to help you organize information about your properties — they do not constitute financial, tax, legal, insurance, or property-management advice. You are solely responsible for consulting qualified professionals for advice on tax deductions, depreciation, insurance coverage, landlord-tenant compliance, building codes, and any other regulated matter. Maintenance schedules are general suggestions; always follow manufacturer recommendations and applicable local codes.

9. Third-Party Services

The App uses Google Firebase (authentication, database, storage, cloud functions), Apple Sign-In, and Google Play Billing or Apple In-App Purchase or Stripe (depending on platform). Your use of these services is also governed by their respective terms and privacy policies. See our epBode Privacy Policy for details on what data we collect and how third parties may process it.

10. Intellectual Property

The App, including its design, code, branding, logos, and the “epBode” name, is owned by EnrichPoint and protected by copyright, trademark, and other laws. You are granted a limited, non-exclusive, non-transferable license to use the App for personal or internal business use in accordance with these Terms. No other rights are granted.

11. Disclaimers

THE APP IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE APP WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE FROM HARMFUL COMPONENTS, OR THAT MAINTENANCE REMINDERS, EXPENSE CALCULATIONS, OR ANY OTHER OUTPUT WILL BE ACCURATE, COMPLETE, OR SUITABLE FOR YOUR SPECIFIC SITUATION. YOU ARE RESPONSIBLE FOR VERIFYING ANY INFORMATION ON WHICH YOU RELY.

12. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ENRICHPOINT AND ITS SUPPLIERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, GOODWILL, OR PROPERTY DAMAGE, ARISING OUT OF OR RELATED TO YOUR USE OF THE APP, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. THIS INCLUDES — WITHOUT LIMITATION — ANY DAMAGE TO PROPERTY OR LOSS OF VALUE THAT YOU CLAIM RESULTED FROM A MISSED MAINTENANCE TASK, INCORRECT EXPENSE CALCULATION, OR ANY OTHER OUTPUT OF THE APP. OUR AGGREGATE LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THE APP WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US FOR THE APP IN THE TWELVE MONTHS PRECEDING THE CLAIM, OR (B) USD $50.

13. Indemnification

You agree to indemnify and hold harmless EnrichPoint and its officers, employees, and agents from any claim, loss, liability, or expense (including reasonable attorneys’ fees) arising from your User Content, your use of the App, your sharing of access with others, or your violation of these Terms or applicable law.

14. Termination

You may stop using the App and delete your account at any time through our account deletion page or by contacting support@enrichpoint.com. We may suspend or terminate your account if you violate these Terms or if we reasonably believe your use of the App poses a risk to other users or our systems. Sections that by their nature should survive termination (ownership, disclaimers, limitation of liability, indemnification, governing law) will survive.

15. Changes to These Terms

We may update these Terms from time to time. We will notify you of significant changes through the App or by updating the effective date above. Continued use of the App after changes become effective constitutes acceptance of the updated Terms.

16. Governing Law

These Terms are governed by the laws of the State of Utah, United States, without regard to conflict-of-law rules. Any dispute arising out of or relating to these Terms or the App will be resolved in the state or federal courts located in Salt Lake County, Utah, and you consent to the exclusive jurisdiction of those courts.
